Patio too hot in summer and too chilly on winter nights? We build a fully enclosed, heated and cooled room you can use all year.

Bright living room with gray armchairs and a woven coffee table, overlooking a beach through large windows.

What is an all season room, and is it right for my house?

An all season room in Wildomar, CA is a fully enclosed room with all weather windows and its own heating and cooling, so it stays comfortable on an August afternoon and a January evening alike.

Most people who call us have a patio or deck that sits empty half the year, and they want to know whether a patio-to-sunroom conversion or a fully conditioned room makes more sense. The price moves with the size of the room, what it sits on, whether the doors into your house stay or come out, and how much insulation and heating and cooling go in. The schedule mostly turns on the permit and on any strengthening your deck or slab needs before the walls go up. When your room needs a permit, we handle the paperwork and the inspections with the city, and after I measure you get a written estimate that lists each part of the job in plain language.

How we build an all season room

I start by asking how you'll use the room, because a spot for morning coffee and a home office need different things. Then comes the big choice, which is whether the doors and windows into your house stay in place or come out. Keep them and the room is thermally isolated, closed off from the house with its own heating and cooling. Take them out and it's essentially a regular room addition that opens into your living space and doesn't have to be kept separate. For a sitting room I usually lean toward keeping the doors, so you can shut the room off on a hot afternoon, but if you want it to feel like part of the living room, taking them out makes more sense. Once that's settled, our crew sets the footings or strengthens what's there, frames the walls, ties the new roof into yours, sets the windows and insulation, hooks up the heating and cooling, and cleans up once the inspections pass.

Not every project needs full heating and cooling, and I'll tell you when it doesn't. If you mostly want shade and a closed-in space for part of the year, one of our enclosed patio rooms is a simpler build. If you want glass overhead as well as on the walls, we also do solarium installation, and I can sketch both side by side so you can compare.

Why Wildomar homeowners call us for all season rooms

  • I measure, our crew builds

I'm the one who comes out to measure and talk through your options, and our own crew does the building while I check in as it goes up. We've been in business since 2017, so the person who planned your room is the one you talk to about it later.

  • A roofer's eye on the tie-in

I roofed houses for years before I learned sunroom building alongside an experienced builder, so the first thing I look at is where the new roof meets yours. That joint is where water finds its way in, and it's the last part of the job I'd want rushed.

  • Licensed and fully insured on your permit

We're licensed and fully insured. When we apply for your permit, the city has the applicant sign a statement of being licensed under California's contractor license law, so it's on record who's building your room.

  • Footings planned for Wildomar ground

The city's design criteria put the frost line at 12 inches, so on a concrete patio we plan continuous footings that reach that depth wherever footings are required. Wildomar is also rated Very Heavy for termites, which is why I want to know what wood will sit near the ground before we frame.

What matters most is knowing which kind of room you're buying before you sign, because it ties into your roof, your walls and your floor. Tell me about your project or call (951) 290-7274 with the room's rough size, what it will sit on and whether you want heating and cooling.

Questions before you build an all season room

What's the difference between an all season room and a three season room?

A three season room isn't heated or cooled and has uninsulated windows or screens, while an all season room is heated and cooled with all weather windows. That makes a three season room pleasant in spring and fall but hard to use at the extremes, and an all season room built for use year-round.

How much does an all season room cost in Wildomar, CA?

Building a sunroom in the Riverside area usually costs about $20,000 to $120,000 per job, and that range covers sunrooms broadly, not only all season rooms. Larger rooms that need a foundation and come with heating and air conditioning land toward the higher end, so plan on the upper part of that range for a fully conditioned room. Your written estimate breaks out each part of the job so you can see where the money goes.

Can I enclose my existing patio cover in Wildomar?

Usually not as it stands if it's built to the city's standard patio cover, because that design isn't meant to be enclosed and the city requires additional engineering before you close it in. I'll look at what you have, and if it can't carry walls and glass, we'll talk through building new instead.

How do I get a building permit for a sunroom in Wildomar?

You apply to the city's building department, which issues building, electrical, plumbing and mechanical permits and only takes applications electronically through its Building Permit Team. That team can be reached at 951-677-7751 or by email if you have questions. On our jobs we put the application together, handle the inspections and explain what each step is for.

What is the best way to insulate an all season room?

Decide it in the first design, because highly insulated windows and insulation in the walls, floor and roof are much easier to put in while the room is being built. Adding them later can often cost more, so I'd rather we pick the windows and insulation up front than save a little now and pay for it later.

Can you build an all season room on top of my existing deck?

Yes, a sunroom can go on a deck, but the deck will typically need added beams, posts or footings to carry the new weight. I check the framing underneath when I measure, and the strengthening goes into your estimate so it isn't a surprise.

  • Enclosed patio rooms

A good fit if you want a covered, closed-in space for most of the year without running heating and cooling out to it.

  • Solarium installation

Worth a look if you want as much sky as possible, with glass overhead as well as on the walls.
